Unique ways to get real estate leads from social media

Social media plays a major role in any marketing plan. If you are a real estate agent and you don’t have your own page and groups and aren’t posting regularly, you’re missing out to the competition.

But if you really want to hone your strategy, you will figure out unique ways to use your efforts to bring in leads.

Not sure how it’s done? This article will provide some great tips including some you never thought of.

Benefits of Getting Leads on Social Media

There are many options when it comes to generating leads for your business. But social media is one of the most effective strategies as it produces a high ROI. Here are some reasons you may want to make social media your lead generating tool of choice.

Everyone’s On: Is there anyone on earth who doesn’t have a social media account? Well, yes, but most people over 12 are on some sort of platform. It may take some doing to find where your target audience is likely to be, but once you determine the best sites, you will be able to reach quality leads quickly and easily.

It’s Affordable: Social media accounts are free to create and free to post on. Any money you make off a free post is 100% profit. Platforms also have paid features that are worthwhile, as they typically produce a high ROI.

It Keeps You on Top of Your Leads: Social media can work similarly to a CRM in that it keeps all your leads in one place. Everyone you want to reach is in a group or is part of your following. This makes it easy for you to send out messages, marketing materials and more.

9 Unique Ways to Get Leads from Social Media

So how can you use social media to bring in those leads? Here are a few ideas.

Go Live

Going live is a great way to reach out to your followers. While not an in-person experience, it helps connect a face to a name which promotes loyalty and trust.

There are various ways you can handle your live presentations. You can use them to show properties, or you can host Q & A sessions providing valuable real estate advice. You can also go live at community or real estate events you are a part of.

Include Images

Go ahead. Try posting the same post on social media, one with an image and one without an image. The one that includes an image will always gain the most attention. So, the rule of thumb here is to always include an image in your post, ideally one that’s eye-catching and looks professional.

Including images with tweets on Twitter is especially effective as people tend not to post images on this platform.

Less is More

It used to be that businesses that posted every day or even multiple times a day would get the most engagement. But that’s changed in the last few months.

It may be that posting too often is making platforms see your posts as spam or it may be that your followers are getting tired of you. But statistics show that people that post on Facebook and LinkedIn are getting the most engagement when they post every other day.

Twitter is a different story. Apparently, you can post once an hour on the platform and remain visible.

Share What Works

When it comes to sharing content on social media, it’s not only about quantity, it’s also about quality. If you are sharing posts that aren’t getting noticed, stop posting that type of content. Focus on material that’s getting noticed instead.

Keep in mind that there could be elements that can affect how your post is being received. So if you post an image and it doesn’t do well, that doesn’t mean that all image posts are bad. It could be more about the type of image you are posting.

In time, you will begin to see a correlation between what’s working and what isn’t.

Start Real Estate Groups

It’s likely you have social media business pages, but do you have your own social media groups?

Social media groups should not exist solely to advertise your business. Rather, they should attract people that are interested in real estate. For example, they can cover interior design or market trends in certain areas.

Once you start the group, stay active by providing useful advice and commenting on people’s post. This will help you establish yourself as a thought leader in your field, so members are likely to come to you when they require real estate services.

Use Pinterest Squeeze Pages

Pinterest is a great medium for real estate agents. Posts are known to bring in a good deal of traffic.

One way to make the most of Pinterest is to create a Pinterest squeeze page. A squeeze page is a standalone page that users will see after clicking on a Pinterest ad. You can create Pinterest images that take people directly to your squeeze page generating a conversion rate of 5-15%.

Post at the Right Times

Social media users tend to be active on platforms during certain days and times. It’s best to post when your users are active.

There are many articles that tell you when users are most active on certain platforms, but it’s best to check your own stats to determine when you are getting the most engagement and use that info to figure out the best times to post.
