{"id":745,"date":"2019-06-26T22:24:00","date_gmt":"2019-06-26T22:24:00","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2019\/06\/26\/gap-widens-between-what-buyers-want-and-whats-for-sale\/"},"modified":"2025-03-13T02:07:32","modified_gmt":"2025-03-13T02:07:32","slug":"gap-widens-between-what-buyers-want-and-whats-for-sale","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2019\/06\/26\/gap-widens-between-what-buyers-want-and-whats-for-sale\/","title":{"rendered":"Gap Widens Between What Buyers Want and What\u2019s For Sale"},"content":{"rendered":"<h2>Gap Widens Between What Buyers Want and What\u2019s For Sale<\/h2>\n<h6><em>Half of all buyers are looking for homes priced at least 9 percent below the nation\u2019s median list price of $315,000.<\/em><\/h6>\n<p>There is a wide gap between what <a href=\"scales-tipping-toward-homebuyers\/\">buyers<\/a> want and what\u2019s currently on the market, according to <a href=\"http:\/\/realtor.com\" data-saferedirecturl=\"https:\/\/www.google.com\/url?q=http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c%3D4511540%26l%3Df2a413c4-6dfd-44f1-b27e-aa4dfc7c8558%26r%3D22e69f03-642b-49e1-b651-12d3bbcc61f2&amp;source=gmail&amp;ust=1561572019901000&amp;usg=AFQjCNGScFb-vqc8jQYvrMrQda8O-UYF8A\">realtor.com<\/a><span style=\"font-size: 12px;\">&nbsp;<\/span>research that finds half of all home shoppers are looking for a home priced under $288,000, well below the median list price of homes currently on the market.<\/p>\n<p><!--more--><\/p>\n<blockquote>\n<p>\u201cThe price differences between what buyers are searching for, closing on, and what\u2019s available on the market demonstrates just how big the gap is for entry level home buyers,\u201d said Danielle Hale, chief economist for realtor.com. \u201cBuying a first home has always been a challenge, but with such a slim number of entry-level homes available, it\u2019s especially difficult now.\u201d<\/p>\n<\/blockquote>\n<p>According to realtor.com&nbsp;<a href=\"https:\/\/www.realtor.com\/research\/entry-level-demand-surplus-remains-sizable\/\">home search data<\/a>, half of all home shoppers are currently looking for a home under $288,000, which is 9.1 percent or $27,000 below today\u2019s median price of $315,000 for homes currently on the market. This is supported by the fact that the <a href=\"recent-home-price-increases-fuel-sellers-optimism\/\">median sales price<\/a> of homes purchased in April was $267,000 (NAR, Existing Home Sales data), which is about 15 percent or $48,000 lower than the price of inventory on the market. Based on the analysis, currently, the only price range where supply is meeting demand for homes is between $340,000 and $350,000, with an imbalance below and above.<\/p>\n<p>The gap between what buyers are looking to purchase and <a href=\"home-sales-accelerating-inventory-at-34-month-high-says-re-max\/\">current available inventory<\/a> can be attributed to the 4 percent year-over-year decrease in the pace of home sales so far in 2019, according to Hale.<\/p>\n<p>In order to promote sales growth and satisfy the imbalance between what buyers want and what is available, <a href=\"http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c=4511540&amp;l=f2a413c4-6dfd-44f1-b27e-aa4dfc7c8558&amp;r=22e69f03-642b-49e1-b651-12d3bbcc61f2\" data-saferedirecturl=\"https:\/\/www.google.com\/url?q=http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c%3D4511540%26l%3Df2a413c4-6dfd-44f1-b27e-aa4dfc7c8558%26r%3D22e69f03-642b-49e1-b651-12d3bbcc61f2&amp;source=gmail&amp;ust=1561572019901000&amp;usg=AFQjCNGScFb-vqc8jQYvrMrQda8O-UYF8A\">realtor.com<\/a><sup>\u00ae<\/sup> estimates approximately 94,000 homes priced $100,000-$340,000 would need to be added to the market. That would mean a 15 percent increase in the number of listings currently available in the entry- to mid-price-tier, which is no small feat, especially considering inventory growth is currently flat in this category. By comparison, homes above $750,000 &#8212; the tier where inventory is growing the most &#8212; only saw an <a href=\"http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c=4511540&amp;l=9b5f5d61-d647-40fc-b37f-c3bcc9308aa9&amp;r=22e69f03-642b-49e1-b651-12d3bbcc61f2\" data-saferedirecturl=\"https:\/\/www.google.com\/url?q=http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c%3D4511540%26l%3D9b5f5d61-d647-40fc-b37f-c3bcc9308aa9%26r%3D22e69f03-642b-49e1-b651-12d3bbcc61f2&amp;source=gmail&amp;ust=1561572019901000&amp;usg=AFQjCNEZo2sMUzWei0z2AtAPFkLkXxVNFA\">11 percent yearly increase in April<\/a>.<\/p>\n<p>This year, smaller homes (750-1,750 sqft.) have appreciated 12.1 percent, or 3.5 times faster than&nbsp; mid- to large-sized homes (3,000-6,000 sqft.), which have appreciated 3.4 percent year-over-year.<\/p>\n<p>Lexie Holbert, communications director for move.com, suggests that real estate agents can help clients using a tool <a href=\"https:\/\/www.realtor.com\/mortgage\/tools\/price-perfect?iid=global_nav\">Price Perfect<\/a>. Such a program can help buyers determine what home features in specific areas might add or subtract to the value of a home. &#8220;Agents can also use this tool to help educate their buyer clients as they help them find the right home for them in today&#8217;s market,&#8221; she said.<\/p>\n<h4>Markets where buyers can find what they want<\/h4>\n<p>As the gap between what buyers want and what is available continues to widen, buyers are beginning to search other parts of the market in an effort to close.<\/p>\n<p>The best U.S. markets where buyers can find what they want is topped by <a href=\"http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c=4511540&amp;l=5cbf1873-a329-4ca3-bbca-39cf199dc36f&amp;r=22e69f03-642b-49e1-b651-12d3bbcc61f2\" data-saferedirecturl=\"https:\/\/www.google.com\/url?q=http:\/\/ec2-52-26-194-35.us-west-2.compute.amazonaws.com\/x\/d?c%3D4511540%26l%3D5cbf1873-a329-4ca3-bbca-39cf199dc36f%26r%3D22e69f03-642b-49e1-b651-12d3bbcc61f2&amp;source=gmail&amp;ust=1561572019901000&amp;usg=AFQjCNFas44JEjHnxuZa5VNmhbYRKB-HvA\">Buffalo, N.Y.<\/a>, with a median list price of $194,950.
