{"id":4597,"date":"2023-08-04T17:45:43","date_gmt":"2023-08-04T17:45:43","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2023\/08\/04\/exp-makes-a-9-4m-profit-in-q2-despite-headwinds\/"},"modified":"2025-03-13T02:52:35","modified_gmt":"2025-03-13T02:52:35","slug":"exp-makes-a-9-4m-profit-in-q2-despite-headwinds","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2023\/08\/04\/exp-makes-a-9-4m-profit-in-q2-despite-headwinds\/","title":{"rendered":"eXp makes a $9.4M profit in Q2 despite headwinds"},"content":{"rendered":"\n<p>eXp World Holdings faced headwinds in the second quarter, as persistently slow real estate sales drove the company\u2019s revenue down 13% year-over-year to $1.2 billion, executives disclosed on Thursday.<\/p>\n\n\n\n<p>Despite the decline in revenue, the holding company for eXp Realty maintained profitability with a net income of $9.4 million, up from&nbsp;$1.5 million in the first quarter of 2023 and $9.3 million in Q2 2022.<\/p>\n\n\n\n<p>The company\u2019s adjusted operating earnings before interest taxes depreciation and amortization (EBITDA) declined 15% year-over-year to $38.1 million in Q2 2023, according to the <a href=\"https:\/\/expworldholdings.com\/press-releases\/exp-world-holdings-reports-q2-2023-results\/\" target=\"_blank\" rel=\"noreferrer noopener\">official statement<\/a>.&nbsp;<\/p>\n\n\n\n<p>Amid a difficult housing market, transaction sides declined 9% to 137,199. Sales volume also declined 16% from the second quarter of 2022 to $48.6 billion.<\/p>\n\n\n\n<p>However, eXp World Holdings Chief Executive Officer Glenn Sanford expressed his satisfaction in spite of the declines in revenue, sales and transactions. The company and its subsidiaries, which include eXp Realty, SUCCESS Enterprises, Virbela and other affiliated services, are in solid financial shape, declared its executives.&nbsp;<\/p>\n\n\n\n<p>\u201cOur net income and adjusted EBITDA were both positive, we continue to have a solid financial profile, we have a strong cash flow generation and a significant cash balance as well as zero debt,\u201d said Sanford during the company\u2019s webcast.&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">International Realty was the best performing segment in Q2<\/h2>\n\n\n\n<p>When broken down by segments, International Realty revenues increased 35% year-over-year to $11.99 million, reaching an all-time record. North American Realty revenues, on the other hand, fell by 13% year-over-year to $1.21 billion.<\/p>\n\n\n\n<p>\u201cNorth American Realty business continues to be strong and profitable with unit growth and agent growth outperforming the industry. It delivered $34 million of EBITDA in the quarter,\u201d said Sanford.&nbsp;<\/p>\n\n\n\n<p>Jeff Whiteside, CFO and Chief Collaboration Officer of eXp World Holdings, acknowledged that <a href=\"https:\/\/www.housingwire.com\/mortgage-rates\/\" target=\"_blank\" rel=\"noreferrer noopener\">high mortgage rates<\/a> were expected to persist in the short term. However, he stated that <a href=\"https:\/\/www.housingwire.com\/articles\/us-inflation-significantly-cooled-last-month-sending-a-positive-signal-to-the-fed\/\" target=\"_blank\" rel=\"noreferrer noopener\">consumer price inflation<\/a> started to cool down in the U.S, eXp&#8217;s core North American market.<\/p>\n\n\n\n<p>He further noted that \u201cforward interest rate curves suggest that rates may now be at or near peak levels.\u201d<br><br>As such: \u201cWe are optimistic that lower mortgage rates will unleash significant pent-up demand as affordability improves and buyers can once again meet seller price objectives.\u201d&nbsp;<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-the-company-remains-bullish-on-iterating-its-agent-value-proposition\">The company remains bullish on iterating its agent value proposition<\/h2>\n\n\n\n<p>During the webcast Thursday, Sanford touted eXp Realty\u2019s growing value proposition among agents, pointing to a 7% increase in agent count to 88,248 as of June 30, 2023. Just <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/indie-brokerage-nationwide-real-estate-executives-joins-exp-realty\/\" target=\"_blank\" rel=\"noreferrer noopener\">yesterday<\/a>, <a href=\"https:\/\/www.darylowen.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Daryl Owen<\/a>, the founder of top California independent brokerage <a href=\"https:\/\/profiles.realtrends.com\/broker-details\/nationwide+real+estate+executives\/r\/reczdWpBQeg9TqXvt\" target=\"_blank\" rel=\"noreferrer noopener\">Nationwide Real Estate Executives<\/a>, joined <a href=\"https:\/\/www.housingwire.com\/company-profile\/exp-realty%EF%BF%BC\/?__hstc=43385018.ff1c4709635d32252e10a6796ac473a5.1686083838785.1691088457531.1691101734947.52&amp;__hssc=43385018.2.1691101734947&amp;__hsfp=1804641370\" target=\"_blank\" rel=\"noreferrer noopener\">eXp Realty<\/a>, taking 200 agents along with him. <\/p>\n\n\n\n<p>Sanford highlighted the launch of several initiatives in Q2 that prioritize agent support. The brokerage revamped its eXpert Care Desk, which provides live support to agents 24\/7.
