According to the <a href=\"https:\/\/www.nar.realtor\/magazine\/real-estate-news\/10-housing-markets-expected-to-lead-the-nation-in-2023\" target=\"_blank\" rel=\"noreferrer noopener\">National Association of Realtors<\/a>, more than half of the hottest markets in the U.S. are located on the East Coast \u2013 including the Northeast.<\/p>\n\n\n\n<p>Cities such as <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/why-brokerages-and-proptech-firms-are-embracing-the-auction-model\/\" target=\"_blank\" rel=\"noreferrer noopener\">Phoenix<\/a> and Tucson topped several lists of the country\u2019s hottest markets in 2020, with California doing the same the following year. However, rent growth skyrocketed in response to the population boom, <a href=\"https:\/\/www.costar.com\/article\/1372644014\/sun-belt-no-longer-the-nations-multifamily-rent-growth-leader\" target=\"_blank\" rel=\"noreferrer noopener\">peaking at an annual average of 16.6%<\/a> year over year, compared to the nation\u2019s 11.1% at the time. <\/p>\n\n\n\n<p>This trend is causing people to begin pulling away from the West, and it is happening amid a market where the bar for \u201csafe\u201d investments has been raised to heights not seen in some time.<\/p>\n\n\n\n<p>Per the 2022 United Van Lines\u2019 annual national movers <a href=\"https:\/\/www.unitedvanlines.com\/newsroom\/movers-study-2022\" target=\"_blank\" rel=\"noreferrer noopener\">survey<\/a>, the primary factors driving people eastward are relocation for work and the desire to be closer to family. These two categories have been the most cited reasons for moving since at least 2018, cited by 33.29% and 32.40% of movers respectively this year.<\/p>\n\n\n\n<p>These trends are not restricted solely to the South; they are being reflected in the Northeast as well. In fact, a recent <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/us-hottest-rental-markets\/\" target=\"_blank\" rel=\"noreferrer noopener\">RentCafe report<\/a> cited northern New Jersey as one of the country\u2019s hottest markets, surpassing New York, with occupancy pushing 97%. This makes the area twice as competitive as Manhattan and puts it in league with Brooklyn, which has a 96% occupancy rate, the report indicates \u2014 and is having difficulty keeping up with demand.<\/p>\n\n\n\n<p>Job availability also plays a key role in these geographic shifts. <\/p>\n\n\n\n<p>Of the 95 metros in the country with labor forces of at least 300,000, Jacksonville has experienced the <a href=\"https:\/\/www.moneygeek.com\/living\/top-cities-job-seekers\/\" target=\"_blank\" rel=\"noreferrer noopener\">most annual job growth<\/a>, with wage growth triple the national average. Vermont and New Hampshire are tied for the lowest unemployment rate in the country, and much of the record level of national multifamily construction taking place is in other high-performing eastern markets, including New York, Orlando, and Boston.<\/p>\n\n\n\n<p>Additional reasons for moving east are less easily quantifiable, including shifting politics, extreme weather conditions, and social status. <\/p>\n\n\n\n<p>Manhattan stands as proof of this last point. Though New York State remains more than 400,000 residents short of its 2020 population, Manhattan <a href=\"https:\/\/www.nytimes.com\/2023\/03\/30\/us\/census-immigration-large-counties.html\" target=\"_blank\" rel=\"noreferrer noopener\">added 17,500 residents last year<\/a> after losing almost 100,000 the year prior.
