{"id":4305,"date":"2023-05-08T16:06:17","date_gmt":"2023-05-08T16:06:17","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2023\/05\/08\/debt-ceiling-talk-kicks-off-the-mid-year-realtor-conference\/"},"modified":"2025-03-13T02:51:02","modified_gmt":"2025-03-13T02:51:02","slug":"debt-ceiling-talk-kicks-off-the-mid-year-realtor-conference","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2023\/05\/08\/debt-ceiling-talk-kicks-off-the-mid-year-realtor-conference\/","title":{"rendered":"Debt ceiling talk kicks off the mid-year Realtor conference"},"content":{"rendered":"\n<p>The Realtors Legislative Meetings, the <a href=\"https:\/\/www.housingwire.com\/tag\/national-association-of-realtors\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>National Association of Realtors<\/strong>\u2019<\/a> (NAR) mid-year conference, kicked off Sunday in Washington, D.C. with a discussion about the current national <a href=\"https:\/\/www.housingwire.com\/tag\/debt\/\" target=\"_blank\" rel=\"noreferrer noopener\">debt<\/a> limit <a href=\"https:\/\/www.ft.com\/content\/381421bf-0795-4adf-8aef-c8541bd93385\" target=\"_blank\" rel=\"noreferrer noopener\">debate<\/a> \u2014 a hot topic throughout the nation\u2019s capital.\u00a0<\/p>\n\n\n\n<p>During the \u201cFederal Legislative and Political Forum: How Banking and Institutional Investors are Influencing the American Dream of Homeownership,\u201d Doug Holtz-Eakin, the former director of the <strong>Congressional Budget Office<\/strong>, and Dana Peterson, the chief economist of <strong>The Conference Board<\/strong>, shared their thoughts on the debt crisis, current economic conditions, and how banking and <a href=\"https:\/\/www.housingwire.com\/tag\/insurance\/\" target=\"_blank\" rel=\"noreferrer noopener\">institutional investors<\/a> are impacting housing affordability and generational <a href=\"https:\/\/www.housingwire.com\/articles\/low-income-owners-home-values-have-increased-by-75-since-2012\/\" target=\"_blank\" rel=\"noreferrer noopener\">wealth-building<\/a>.\u00a0<\/p>\n\n\n\n<p>According to Peterson, the national debt is unsustainable, as it is projected to rise to more than the size of the U.S. economy.&nbsp;<\/p>\n\n\n\n<p>\u201cThat (shutdown) cuts 6 percentage points from GDP, ensuring an immediate recession,\u201d Peterson said. \u201cThe cost of borrowing would go up for all your customers. My concern is also about consumer confidence. When consumers don\u2019t feel good about what\u2019s going on in government, they\u2019re not likely to spend. We at the Conference Board are forecasting a mild but short recession.\u201d<\/p>\n\n\n\n<p>Despite Peterson\u2019s concerns and the ongoing national debate, Holtz-Eakin said that there is no one way to raise the debt limit.&nbsp;<\/p>\n\n\n\n<p>\u201cWe have to do it, but getting it done is just a matter of politics,\u201d Holtz-Eakin said. \u201cThey\u2019re going to run up to June 1, and we\u2019re going to see financial markets react. They won\u2019t know what deal they want, so they will punt and do a short-term extension until September 30 \u2013 so we\u2019ll get two rounds of this. The budget process, it\u2019s broken. We spent $5 trillion in stimulus because of the pandemic that bounced the debt up. It is something we need to come to terms with. I am concerned we don\u2019t have the politics to slow the (debt) number.\u201d&nbsp;<\/p>\n\n\n\n<p>Holtz-Eakin also highlighted some of the social programs, including Medicare and social security, which are set to expire in five and 10 years, respectively.&nbsp;<\/p>\n\n\n\n<p>\u201cIt is essential to fix these large and important pieces of our social safety net,\u201d he said.&nbsp;<\/p>\n\n\n\n<p>Peterson agreed with Holtz-Eakin that a solution needs to be reached for the social programs. She feels that these conversations need to be part of a larger national conversation about debt.&nbsp;<\/p>\n\n\n\n<p>\u201cIt needs to extend beyond just a decade. We can\u2019t solve it within a decade without draconian measures,\u201d Peterson said. \u201cWe need to look at it as a 20- to 30-year initiative and ensure we are caring for our elders, but at the same time making sure we are not spending on excesses.\u201d<\/p>\n\n\n\n<p>The panelists also discussed the impact institutional investors are having on the housing market, with Peterson stating that she believes they pose a significant threat to traditional homebuyers.&nbsp;<\/p>\n\n\n\n<p>\u201cI think it is a tremendous threat,\u201d Peterson said. \u201cMore than 70 million millennials turning 40 want to buy a home and can\u2019t. Investors are targeting communities of color and preventing the people within them from having a pathway to generational wealth. If we don\u2019t fix the affordable housing issue, it threatens people\u2019s ability to achieve the American Dream of homeownership.\u201d<\/p>\n\n\n\n<p>\u201cThe Fed launched higher rates at a time when there is record low inventory \u2013 there isn\u2019t a level playing field in competing with these investors right now.
