It will be led by Pablo Yahuda.<\/p>\n\n\n\n<p>The Christie\u2019s network entered into a master license agreement with Nick Vanassche last November to create <strong>Christie\u2019s International Real Estate Caribbean Affiliates.\u00a0<\/strong><\/p>\n\n\n\n<p>\u201cThe network within a network\u201d aims to <a href=\"https:\/\/www.christiesrealestate.com\/article\/christies-international-real-estate-plans-caribbean-expansion-through-new-master-license-agreement\" target=\"_blank\" rel=\"noreferrer noopener\">provide<\/a> a centralized source for listings, market data and marketing tools, as well as to foster inter-island cooperation among leading luxury brokerage firms in the region.<\/p>\n\n\n\n<p>Vanassche is now the managing partner of the group of Christie\u2019s Caribbean affiliates.<\/p>\n\n\n\n<p>Established by Pablo Yahuda and Christophe Cassar in 2016, Oceano Homes\u2019 annual sales increased by almost 40% last year.<\/p>\n\n\n\n<p>\u201cPablo and Christophe have built a successful, independent brokerage with a focus on innovation and a wealth of local market knowledge &#8211; which makes them a great addition to the network,&#8221; said Vanassche.<\/p>\n\n\n\n<p>Yahuda said the affiliation will increase the brokerage\u2019s value proposition.<\/p>\n\n\n\n<p>\u201cWe admire Christie\u2019s International Real Estate\u2019s commitment to providing exceptional service and value,\u201d Yahuda said.<\/p>\n\n\n\n<p>The statement from Christie\u2019s notes that the St. Martin\/St. Maarten territories attract buyers thanks to its beaches, cultural and dining hubs, tax policies and banking systems \u201cthat facilitate foreign participation in the real estate market.\u201d<\/p>\n\n\n\n<p>The southern Dutch side of St. Maarten has no property or capital gains tax on real estate sales. Meanwhile, residents have to pay France taxation on real estate and property taxes on the French St. Martin&#8217;s side.<\/p>\n\n\n\n<p>The brokerage network estimates that almost 60% of the island\u2019s buyers are international, with a majority from the U.S., Canada, France and Netherlands.<\/p>\n\n\n\n<p>\u201cThe market on island is still very strong, although the buying frenzy we saw during COVID has diminished. Buyers are being more deliberate and thorough with their decisions,\u201d Yahuda said.<\/p>\n\n\n\n<p>Vanassche is now eyeing new affiliates in the Dominican Republic and Puerto Rico. He also plans to expand the Christie\u2019s network to Belize, Anguilla, Jamaica, Aruba, St. Kitts and Nevis, among other Caribbean nations and territories, according to a statement.<\/p>\n\n\n\n<p>Chicago-based luxury real estate veteran Anne Colvin recently <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/luxury-real-estate-veteran-anne-colvin-joins-christies\/\" target=\"_blank\" rel=\"noreferrer noopener\">joined<\/a> Christie\u2019s as its vice president of affiliate services and Morgan Trent, president of <strong>Trent Luxury<\/strong> and former NFL\u2019s Cincinnati Bengals cornerback, <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/top-l-a-compass-agent-moves-to-christies\/\" target=\"_blank\" rel=\"noreferrer noopener\">left<\/a> Compass to join <strong>AKG | Christie\u2019s International Real Estate.<\/strong>&nbsp;<\/p>\n\n\n\n<p>In December 2021, <strong>@properties<\/strong>, a Chicago-based residential brokerage firm that&#8217;s the ninth largest in the U.S. according to RealTrends 500, acquired Christie\u2019s.
