{"id":3842,"date":"2023-01-04T17:31:47","date_gmt":"2023-01-04T17:31:47","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2023\/01\/04\/pending-home-sales-continued-to-slide-in-november\/"},"modified":"2025-03-13T02:48:35","modified_gmt":"2025-03-13T02:48:35","slug":"pending-home-sales-continued-to-slide-in-november","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2023\/01\/04\/pending-home-sales-continued-to-slide-in-november\/","title":{"rendered":"Pending home sales fall 38% in November"},"content":{"rendered":"\n<p>Pending home sales fell for the sixth consecutive month in November, recording a 4.0% <a href=\"https:\/\/www.housingwire.com\/articles\/pending-home-sales-are-down-37-from-last-year\/\" target=\"_blank\" rel=\"noreferrer noopener\">month-over-month<\/a> drop that resulted in an index reading of 73.9, according to<a href=\"https:\/\/www.nar.realtor\/research-and-statistics\/housing-statistics\/pending-home-sales\" target=\"_blank\" rel=\"noreferrer noopener\"> data<\/a> released last Wednesday by the&nbsp;<strong>National Association of Realtors.<\/strong><\/p>\n\n\n\n<p>\u201cPending home sales recorded the second-lowest monthly reading in 20 years as <a href=\"https:\/\/www.housingwire.com\/articles\/fed-delivers-another-75-bps-rate-hike\/\" target=\"_blank\" rel=\"noreferrer noopener\">interest rates<\/a>, which climbed at one of the fastest paces on record this year, drastically cut into the number of contract signings to buy a home,\u201d Lawrence Yun, NAR\u2019s chief economist, said in a statement. \u201cFalling home sales and construction have hurt broader economic activity.\u201d<\/p>\n\n\n\n<p>Year over year, the <strong>Pending Home Sales Index<\/strong> was down 37.8%, marking the 18<sup>th<\/sup> consecutive month of annual declines. An index of 100 is equal to the level of contract activity in 2001.<\/p>\n\n\n\n<p>\u201cPending-home sales in November reflect a freeze in the housing market, as buyers remain on the sideline and sellers are staying put,\u201d Odeta Kushi, <strong>First American\u2019s<\/strong> deputy chief economist, said in a statement. \u201cYet, <a href=\"https:\/\/www.housingwire.com\/articles\/demand-for-mortgages-is-on-the-rise-as-rates-fall\/\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage applications<\/a> point to a thawing, but still cold, housing market as mortgage rates come down.\u201d<\/p>\n\n\n\n<p>On a month over month basis, all four of the major U.S. regions <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/altos-research-2023-housing-inventory-lower-than-expected\/\" target=\"_blank\" rel=\"noreferrer noopener\">recorded declines<\/a>, with the Northeast recording the largest monthly decline at 7.9%, to a reading of 63.3. After recording the largest monthly drop in October, the West rebounded somewhat. The region recorded the smallest month-over-month decrease at 0.9%, falling to a reading of 55.1.
