The agreement was signed with developer <strong>Kopel S\u00e1nchez <\/strong>and<strong> Rutland S.A.<\/strong><\/p>\n\n\n\n<p>Kopel S\u00e1nchez, established more than two decades ago, was founded by Fabi\u00e1n Kopel and Sebasti\u00e1n S\u00e1nchez, and focuses on developing housing stock in Uruguay.&nbsp;<\/p>\n\n\n\n<p>Meanwhile, Rutland S.A., which also serves as the brokerage operations for the Paraguay branch of ERA, is led by owner Ernesto Orosman Gomez and CEO Francisco Manuel Gomez Mansilla. The Paraguay branch marked ERA\u2019s <a href=\"https:\/\/www.rismedia.com\/2021\/09\/13\/era-real-estate-announces-expansion-south-america\/\">first expansion<\/a> in South America.<\/p>\n\n\n\n<p>The two developers will partner to leverage their combined experience and expand ERA\u2019s presence in Uruguay, said Sherry Chris, president and CEO of ERA. Chris <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/sherry-chris-on-what-real-estate-brokers-must-do-to-combat-margin-compression\/\">also serves<\/a> as Anywhere\u2019s president and CEO of its Expansion Brands portfolio, which include <strong>Better Homes and Gardens Real Estate <\/strong>and ERA.<\/p>\n\n\n\n<p>\u201cThe team of leaders realized the unique advantages of leveraging the ERA brand and its global footprint to build a successful company,\u201d Chris added in a prepared statement. \u201cWe welcome ERA Uruguay to our Team ERA global network of real estate professionals.\u201d<\/p>\n\n\n\n<p>Real estate entrepreneur Wilder Ananikian will serve as the president of ERA Uruguay. Ananikian\u2019s career spans more than three decades in the brokerage industry, with prior experience in the Montevideo and Punta del Este markets.<\/p>\n\n\n\n<p>Ananikian&#8217;s <a href=\"https:\/\/www.linkedin.com\/in\/r-wilder-ananikian-bakerdjian-021557a\/?originalSubdomain=uy\">prior leadership roles<\/a> include member of the honorary court of the ethics commission, past-president and member of the advisory council of <strong>Confederaci\u00f3n Inmobiliaria de Latinoam\u00e9rica (<\/strong><a href=\"https:\/\/www.ibef.net\/en\/event\/past-event\/cila-2022-uruguay\/\"><strong>CILA<\/strong><\/a><strong>),<\/strong> founder and first president of <strong>La Confederaci\u00f3n Inmobiliaria Latinoamericana<\/strong> (Latin American Real Estate Confederation), and past-president of <strong>C\u00e1mara Inmobiliaria Uruguaya (CIU).<\/strong><\/p>\n\n\n\n<p>\u201cERA Real Estate\u2019s entry into Uruguay is an excellent opportunity to take leadership of a dynamic market with ample avenues for growth and expansion,\u201d Ananikian said in the statement. \u201cWe plan to capitalize on the growing awareness of the brand and its strong value proposition to develop an extended footprint across Uruguay.\u201d<\/p>\n\n\n\n<p><strong>ERA <\/strong>cites Uruguay\u2019s public policies, stable economy and tax benefits as some of the reasons for its expansion in the country, calling it a \u201cmecca\u201d for real estate development.<\/p>\n\n\n\n<p>The company\u2019s data suggests a housing deficit of approximately 65,000 homes in Uruguay, which has led to a rise in rents.<\/p>\n\n\n\n<p>Last year, 43,021 sales were made throughout the country (33% from Montevideo, 17% from Maldonado and 50% in the rest of the country), <a href=\"https:\/\/www.anv.gub.uy\/sites\/default\/files\/2022-05\/InformeMercadoInmobiliario20220512.pdf\">according to<\/a> Uruguay\u2019s National Housing Agency. In 2020 there were 35,621 transactions, implying a growth of 21%, a notable increase surpassing pre-pandemic years.<\/p>\n\n\n\n<p>Prices rose by 5%, at par with pre-pandemic levels, ERA said in the release. Moreover, construction permits increased by 40% over 2020, an ongoing trend in 2022.<\/p>\n\n\n\n<p>This May, ERA also expanded internationally with a master franchise agreement for Spain.<\/p>\n\n\n\n<p>Among ERA\u2019s recent domestic expansions in 2022 are its affiliations with <strong>ERA Shelman Realty<\/strong> in Bonners Ferry, <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/era-real-estate-enters-north-idaho-with-shelman-realty\/\">Idaho<\/a>, <strong>PowerMark Properties<\/strong> in Biloxi, <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/mississippi-independent-affiliates-with-era-real-estate\/\">Mississippi<\/a>, and<strong> ERA Realty All Over<\/strong> in Harvey, Louisiana, a suburb of New Orleans south of the Mississippi River.<\/p>\n\n\n\n<p>Earlier this month, Ryan Gorman <a href=\"https:\/\/www.realtrends.com\/blog\/articles\/gorman-steps-down-from-coldwell-banker-in-midst-of-c-suite-shake-ups\/\">stepped down<\/a> as the CEO of Anywhere subsidiary <strong>Coldwell Banker<\/strong>.
