Its acquisition by Compass will expand the brokerage\u2019s title and escrow portfolio to cover one of the nation\u2019s hottest real estate markets. <\/p>\n\n\n\n<p>The pending deal marks Compass\u2019s third title and escrow company acquisition in the past year. The Robert Reffkin-helmed brokerage <a href=\"https:\/\/www.housingwire.com\/articles\/compass-enters-title-and-escrow-with-modus-acquisition\/\" target=\"_blank\" rel=\"noreferrer noopener\">acquired<\/a> Seattle-based title and escrow software start-up <strong>Modus<\/strong> in October 2020 and expanded again its portfolio earlier this year by <a href=\"https:\/\/www.housingwire.com\/articles\/compass-losing-money-gaining-market-share\/\" target=\"_blank\" rel=\"noreferrer noopener\">acquiring<\/a> Washington D.C.-area title insurance and settlement services company <strong>KVS Title<\/strong> in February.<\/p>\n\n\n\n<p><meta charset=\"utf-8\">LegacyTexas Title has served the North Texas area for over 40 years. Its acquisition by Compass will expand the brokerage\u2019s title and escrow portfolio to cover one of the nation\u2019s hottest real estate markets. <\/p>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-background has-vivid-red-background-color has-vivid-red-color\"\/>\n\n\n\n<p class=\"has-text-align-center\"><a href=\"https:\/\/www.housingwire.com\/articles\/biden-administration-prioritizes-cybersecurity-as-fraud-risks-grow\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Biden administration prioritizes cybersecurity as fraud risks grow<\/strong><\/a><\/p>\n\n\n\n<p class=\"has-text-align-center\">In its analysis of Q2 2021 figures surrounding mortgage and real estate closings, FundingShield found an overall increase in the risk of wire and title fraud, with two in five (40%+) transactions categorized as high risk.<\/p>\n\n\n\n<h6 class=\"has-text-align-center wp-block-heading\" id=\"h-presented-by-fundingshield\"><strong>Presented by: FundingShield<\/strong><\/h6>\n\n\n\n<hr class=\"wp-block-separator has-text-color has-background has-vivid-red-background-color has-vivid-red-color\"\/>\n\n\n\n<div style=\"height:10px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p>The LegacyTexas deal is expected to close before the end of the year, according to Compass.<\/p>\n\n\n\n<p>Following the acquisition, Compass\u2019 title and escrow services portfolio will now serve California, Florida, Washington State, Maryland, Washington D.C. and Texas.<\/p>\n\n\n\n<p>Compass\u2019s expansion into title and escrow services has not been without hiccups. In March 2021, the Washington state insurance commissioner filed an order to <a href=\"https:\/\/www.housingwire.com\/articles\/compasss-title-firm-runs-into-trouble-in-washington\/\" target=\"_blank\" rel=\"noreferrer noopener\">revoke Modus\u2019 insurance license<\/a> for allegedly violating a real estate regulation preventing title and escrow companies from giving individuals who place business with the title insurer any form of direct or indirect payment, fee or reward.<\/p>\n\n\n\n<p>In June, the Washington state insurance commissioner issued a minimum $15,000 fine to Modus for violating regulations, including those related to inducements and other non-title services offered to real estate agents. The company\u2019s license is not being revoked.<\/p>\n\n\n\n<p>Compass has not been shy about its goal in having tentacles in every part of the real estate transaction, including ancillary services such as mortgage, concierge, <a href=\"https:\/\/therealdeal.com\/2020\/06\/02\/compass-restarts-lending-with-some-caveats\/\" target=\"_blank\" rel=\"noreferrer noopener\">bridge loans<\/a>, and title &amp; escrow. <\/p>\n\n\n\n<p>By having its own title companies across the country, Compass could potentially collect millions in revenue, boosting its earnings. Similarly, the brokerage also announced in August that it would be launching a <a href=\"https:\/\/www.housingwire.com\/articles\/compass-is-guaranteed-rates-latest-dance-partner\/\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage joint venture<\/a> with Guaranteed Rate, called <strong>OriginPoint<\/strong>, another surefire way to collect millions in revenue. <\/p>\n\n\n\n<p>Compass, which went public in early 2021, posted impressive growth numbers in the second quarter, albeit in an extremely hot real estate market that has lifted all boats. <\/p>\n\n\n\n<p>The nation&#8217;s second-largest brokerage posted $1.95 billion in revenue in Q2, topping <a href=\"https:\/\/www.housingwire.com\/articles\/inside-compasss-colorful-past-and-publicly-traded-future\/\" target=\"_blank\" rel=\"noreferrer noopener\">arch-rival Realogy<\/a> for the first time. In all, Compass&#8217;s losses dropped to just $7 million, a substantial improvement from prior quarters.<\/p>\n\n\n\n<p>On the quarterly earnings call in August, Reffkin noted that transaction volume soared 140% year over year, compared to the overall U.S. real estate market climbing 32% over that time. He repeatedly spoke of Compass&#8217;s ultimate goal in creating a complete &#8220;end-to-end&#8221; technology platform for real estate agents, which he said would took about a year. <\/p>\n\n\n\n<p>\u201cI know some you just see Compass as a brokerage,\u201d Reffkin said, but \u201cno brokerage firms are making necessary the technology investments\u201d of Compass.<\/p>\n\n\n\n<p>With everything \u201ccentralized on one platform,\u201d Reffkin said, the brokerage will enjoy revenues \u201cmultiples above the industry average per transaction.\u201d<\/p>\n\n\n\n<p>Meanwhile, the title insurance industry itself is <a href=\"https:\/\/www.housingwire.com\/articles\/the-title-insurance-arms-race-heats-up\/\" target=\"_blank\" rel=\"noreferrer noopener\">undergoing significant change<\/a>. Over the past two years, dozens of smaller firms have merged or been acquired. <meta charset=\"utf-8\"><strong>Foundation Title &amp; Escrow<\/strong> <a href=\"https:\/\/www.housingwire.com\/articles\/foundation-title-escrow-merges-with-paulus-title\/\" target=\"_blank\" rel=\"noreferrer noopener\">expanded its footprint<\/a> in Alabama through its merger with <strong>Paulus Title<\/strong>.<strong> Knight Barry Title<\/strong> <a href=\"https:\/\/www.housingwire.com\/articles\/knight-barry-title-completes-multi-office-acquisition\/\" target=\"_blank\" rel=\"noreferrer noopener\">purchased<\/a> <strong>Title One<\/strong> as it expanded its operations in Minnesota.
