{"id":185,"date":"2020-10-05T15:17:00","date_gmt":"2020-10-05T15:17:00","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2020\/10\/05\/brokerage-benchmarking-interesting-productivity-figures\/"},"modified":"2025-03-13T01:59:54","modified_gmt":"2025-03-13T01:59:54","slug":"brokerage-benchmarking-interesting-productivity-figures","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2020\/10\/05\/brokerage-benchmarking-interesting-productivity-figures\/","title":{"rendered":"Brokerage Benchmarking: Interesting Productivity Figures"},"content":{"rendered":"<p style=\"vertical-align: middle;\"><em><span style=\"color: #6d6e71;\">Insights from REAL Trends brokerage performance benchmark report.<\/span><\/em><span style=\"color: #6d6e71;\">&nbsp;<\/span><\/p>\n<p><!--more--><\/p>\n<p style=\"vertical-align: middle;\"><span style=\"color: black;\">REAL Trends benchmarks brokerage performance in a variety of categories, such as the ratio of revenues to expenses, agent contribution to Gross Margin, and Earnings Before Interest, Taxes, Depreciation, and Amortization (EBITDA), and more. <\/span><\/p>\n<p style=\"vertical-align: middle;\"><span style=\"color: black;\"><img decoding=\"async\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/Screen-Shot-2020-10-05-at-11.13.55-AM.png\" alt=\"Screen Shot 2020-10-05 at 11.13.55 AM\" width=\"379\" style=\"width: 379px; display: block; margin: 0px auto;\"><br \/><\/span><span style=\"color: black;\">Recently, we looked at some national brand data to see the relationship between agents and employees, and closed transactions per employee. We used calendar year data from the REAL Trends 500 and the Nation\u2019s Best Brokerage Firms (1,770 total brokerage firms) as the basis for our study. Here is what we found:<\/span><span style=\"color: black;\">&nbsp;<\/span><\/p>\n<ul>\n<li style=\"vertical-align: middle;\"><span style=\"color: black;\"> For all brands, Leading Real Estate Companies of the World (Leading RE) members and other independent brokerage firms, the national average was 13.4 agents per employee and 119.4 closed transactions per employee.<\/span><\/li>\n<li style=\"vertical-align: middle;\"><span style=\"color: black;\"> Among national brands, HomeSmart had the highest productivity in both categories with one employee per 67.6 agents, and one employee for each 332.2 closed transactions. <\/span><\/li>\n<li style=\"vertical-align: middle;\"><span style=\"color: black;\"> The national network at the lower end of the scale for agents per employee was Leading RE members with 7.4 agents per employee. <\/span><\/li>\n<li style=\"vertical-align: middle;\"><span style=\"color: black;\"> For national brands, Coldwell Banker firms had 8.8 agents per employee. <\/span><\/li>\n<li style=\"vertical-align: middle;\"><span style=\"color: black;\"> Looking at transactions per employee, we found Sotheby\u2019s affiliates averaged 57.6 transactions per employee followed by Leading RE member firms at 63.7 and Berkshire Hathaway HomeServices affiliates with 69.2.<\/span>&nbsp;<\/li>\n<\/ul>\n<p style=\"vertical-align: middle;\"><span style=\"color: black;\">We weren\u2019t surprised about the HomeSmart data as they are prominent among lower cost, highly efficient brokerage firms.
