{"id":1634,"date":"2018-07-18T20:51:00","date_gmt":"2018-07-18T20:51:00","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2018\/07\/18\/brokers-agree-real-estate-teams-are-risky-but-good-for-business\/"},"modified":"2025-03-13T02:28:22","modified_gmt":"2025-03-13T02:28:22","slug":"brokers-agree-real-estate-teams-are-risky-but-good-for-business","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2018\/07\/18\/brokers-agree-real-estate-teams-are-risky-but-good-for-business\/","title":{"rendered":"Brokers Agree &#8211; Real Estate Teams are Risky but Good For Business"},"content":{"rendered":"<p><strong>As Real Estate Team Popularity Explodes, the Paradox Grows <\/strong><\/p>\n<p><!--more--><\/p>\n<p><em>Survey of Top Execs Shows Benefits, Risks in Supporting Teams<\/em><\/p>\n<p>Real estate executives across the country are acknowledging teams and their higher sales volumes with more eagerness than five years ago, a new study from Imprev shows. <a href=\"http:\/\/www.imprev.com\/future-of-marketing-study\" target=\"_blank\" rel=\"noopener\">The Imprev Thought Leader Study<\/a>, which surveyed brokerage leaders representing firms of all sizes across the U.S., found that execs are in broad agreement (80%) that teams have helped grow their brokerage\u2019s business over the last five years.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-48059\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/real-estate-teams.jpg\" alt=\"real estate teams\" width=\"7360\" height=\"4912\"><\/p>\n<p>Much of that growth is related to sales volume: 76% of leaders say <a href=\"https:\/\/www.realtrends.com\/blog\/research\/the-real-estate-teams-playbook\">real estate teams<\/a> have a greater impact on total sales volume today than five years ago. According to the study\u2019s findings, teams on average account for 30% of brokerages\u2019 total dollar volume and 29% of their number of sales. A remarkable 91% of brokerages have one or more teams, with 45% having six to 20 teams.<\/p>\n<p><a href=\"https:\/\/www.realtrends.com\/blog\/research\/the-real-estate-teams-playbook\"><strong>RELATED: Read REAL Trends Study &#8211;&nbsp;The Real Estate Teams Playbook<\/strong><\/a><\/p>\n<p>However, a growing paradox emerges from the study\u2019s data: Real estate brokers say teams are valuable but increasing team business is coming at a cost. Nearly two-thirds (64%) of participants polled shared that real estate teams cut into brokerage profits. A few brokers specifically point out that \u201cprofitability per agent is lower\u201d with teams, in part due to higher commission splits and a heavier strain on office space and other resources. Study participants also show lingering concern about the danger teams pose to their businesses\u2014when asked if real estate teams are a competitive threat to their brokerage, 52% said yes while 48% said no.<\/p>\n<blockquote>\n<p>\u201cWe knew teams were making a powerful impact on real estate. There are many fantastic studies out there covering the inner workings of teams, but we felt there was a need to understand teams from leadership\u2019s perspective,\u201d shares Renwick Congdon, CEO of Imprev. \u201cThis study shows that the effects are more double-edged than we anticipated.\u201d<\/p>\n<\/blockquote>\n<p>Despite apprehension over profitability, the majority of brokers polled aren\u2019t painting themselves as anti-team. More than two-thirds (68%) say they encourage the creation of teams. And when asked, \u201cDoes your brokerage fear or embrace teams?\u201d on a scale of 1 to 100 (with 1 fully fearing teams and 100 fully embracing teams), the average score was 73\u2014a surprising turn in sentiment over the past five years.<\/p>\n<p>\u201cWith so much success coming at a growing cost, what should leaders do to ensure their greatest fears about teams don\u2019t come true?\u201d asks Congdon. \u201cBased on brokers\u2019 feedback, the key at the moment seems to be putting more comprehensive policies and frameworks in place to ensure team leaders and brokers build strong, mutually-beneficial relationships.\u201d<\/p>\n<p><a href=\"https:\/\/www.realtrends.com\/blog\/rankings\/agent\/\"><strong>RELATED: The Thousand &amp; America&#8217;s Best Rank The Top Real Estate Teams In The Country<\/strong><\/a><\/p>\n<p>The Imprev study found that current brokerage guidelines and technology don\u2019t always support <a href=\"the-thousand-top-agents-top-team\/\">real estate teams<\/a> well. While nearly three-quarters of brokerages have set policies or guidelines for teams to follow, leaders don\u2019t perceive those policies to be as effective as needed to drive success. When asked what management can do to better support teams, 78% of brokers ranked \u201cCreate guidelines, team models to assist new teams\u201d as their top choice. The next important initiative, according to 71%, is to \u201cProvide technology that supports both teams and individual agents.\u201d<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-48060 size-full\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/AdobeStock_165278903-1.jpeg\" alt=\"real estate teams\" width=\"5472\" height=\"3648\"><\/p>\n<p>When it comes to supporting agents\u2014and therefore teams\u2014one broker, in particular, is challenging the status quo, saying, \u201cAdopt a perspective that the business is the agents, not the brokerage. Operate from the belief that the agent is the customer first, and the consumer second.\u201d Another broker echoes his point of view: \u201cTry not to just \u2018tolerate\u2019 [teams] but try to find ways they can help us be profitable and grow.\u201d<\/p>\n<p>This study is being released this morning in advance of Imprev\u2019s presentation later today at Inman Connect\u2019s CMO Connect. The presentation will include a brief summary of this study\u2019s findings. Inman Connect is the nation\u2019s largest real estate technology conference being held July 17-20 at the San Francisco Hilton.<\/p>\n<p><strong>About the Thought Leader Teams Study<\/strong><\/p>\n<p>This latest Thought Leader Survey was conducted from June 11 to June 19, 2018. The study defined a team as \u201ca group of people working collaboratively on a regular basis to list and sell residential real estate, including co-listing agents.\u201d The survey polled real estate leaders who represent brokerages responsible for approximately half of all U.S. residential real estate transactions last year.
