{"id":1529,"date":"2018-08-29T17:36:00","date_gmt":"2018-08-29T17:36:00","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2018\/08\/29\/chinese-international-property-investment-trends\/"},"modified":"2025-03-13T02:24:57","modified_gmt":"2025-03-13T02:24:57","slug":"chinese-international-property-investment-trends","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2018\/08\/29\/chinese-international-property-investment-trends\/","title":{"rendered":"Chinese International Property Investment Trends in Top Global Markets"},"content":{"rendered":"<p>&nbsp;<\/p>\n<p><strong><em>Chinese investors hedge lower RMB with international property<\/em><\/strong><\/p>\n<p><!--more--><\/p>\n<p>Juwai.com CEO Carrie Law recently commented about the impact of the lower Chinese renminbi (RMB) on <a href=\"chinese-property-destinations-fewer-foreign-buyer-taxes\/\">Chinese international property investment trends<\/a>.<\/p>\n<p>Carrie Law, CEO and Director of Juwai.com, the No.1 Chinese International real estate website and the exclusive international real estate partner to Chinese online giant Tencent said:<\/p>\n<p>\u201cThe desire to hedge depreciation risk is absolutely a driver of Chinese<a href=\"what-does-chinas-new-unwinding-of-capital-controls-mean\/\"> international property investment<\/a>. Most of our buyers believe that the Chinese currency will be lower than it is today against the U.S. dollar and other major currencies by the end of the year. There are some big differences from 2016, however. In 2016, there was an almost hysterical rush to invest overseas amid fears that the Chinese currency was facing rapid and possibly repeated devaluation amid unprecedented capital outflows. There was also serious concern about a possible significant slowdown in GDP growth.<\/p>\n<p>&nbsp;<\/p>\n<p>&#8220;Today, neither factor applies to the psychology of most Chinese international property investors. Instead, there is a general confidence in Beijing&#8217;s ability to manage both GDP growth and the currency in a fluid international environment. Our outlook is for relatively slow but steady growth in Chinese international property investment in the coming 12 months. Depreciation risk is one driver, but not the only one. Overall, there remains great pent-up Chinese demand for international assets from both large corporates and small, family investors.<\/p>\n<p>&#8220;Another factor is that Beijing has been quietly experimenting with loosening capital controls. If this continues, we could see a corresponding increase in international real estate innocent investment. Capital controls are still a major restriction, and the steps Beijing has taken to loosen capital controls have not been directly relevant to international property investors \u2014 yet. Chinese demand for international property is growing again, however. They must be finding a way to pay for it \u2014 whether through China-based lenders, via overseas lenders, or simply from existing assets.<\/p>\n<p>\u201cThe top countries for Chinese buying in 2018, by the number of buyer inquiries, not the total investment, are Thailand, the United States, Australia, Canada, and New Zealand.&#8221;<\/p>\n<h1>Focus: Australia<\/h1>\n<p>Besides the U.S. itself, another example is Australia. The Aussie dollar is still down about 7 percent from its peak against the renminbi last year. Meanwhile, the U.S. dollar is up just over 8 percent compared to its recent low point. Australia has a currency-related affordability advantage at the moment. The cheaper Aussie dollar is still a powerful driver behind the Chinese demand for property.<br \/>Our clients say they still see value in the Australian market.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49327 size-full\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/australia.jpg\" alt=\"Chinese International Property Investment Trends\" width=\"4511\" height=\"2500\"><\/p>\n<p>The data show steady growth in Chinese buyer demand for Australian property over the past two quarters, with an increase of 10.1% in the first quarter of 2018 and of 4.4% in the second, compared to the prior quarter. This could herald a more sustained recovery in demand at more sustainable growth rates than we saw in 2016\u2019s massive run-up in Chinese demand. To be clear, Australia is not more popular overall with Chinese investors than the USA. The top Australian destinations for Chinese buyers are Melbourne, Sydney, Brisbane, Adelaide, and the Gold Coast \u2013 followed by Canberra and Perth.<\/p>\n<h1>Focus: Canada<\/h1>\n<p>The Canadian dollar is up more than 6% against the Yuan since its recent low point in March but is still below the levels of 2017. We believe that, despite an increase in oil prices that would normally push the loonie upwards, it is being held back because the market expects the spread between U.S. and Canadian interest rates will widen in the quarters to come.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49336 size-full\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/vancouver.jpg\" alt=\"Chinese International Property Investment Trends\" width=\"7952\" height=\"3734\"><\/p>\n<p>The lower prospective rate of appreciation will tend to favor the perception of the affordability of Canadian property versus its southern neighbor. The most popular Canadian destinations for Chinese buyers are Toronto, Montreal, Vancouver, Calgary, and Ottawa.<\/p>\n<h1>Focus: United Kingdom<\/h1>\n<p>&#8220;Pound sterling has regained most of the ground it lost against the yuan earlier this year but has still not made up the 10% it lost against the Chinese currency in the aftermath of the Brexit referendum. With it, ongoing politico-economic uncertainty and relatively flat prices, the UK is beginning to increasingly look like a lower-cost market to Chinese investors, compared to years prior.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49337 size-full\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/london.jpg\" alt=\"Chinese International Property Investment Trends\" width=\"5380\" height=\"3587\"><\/p>\n<p>Buyers see great value in the U.K., but do not feel an urgency to move quickly\u2014lest they miss the bargain. The most popular destinations in the UK for Chinese buyers are London, Manchester, Liverpool, Birmingham, and Edinburgh.\u201d<\/p>\n<h1>Focus: United States<\/h1>\n<p>The United States is, of course, the biggest market for Chinese investment in the world, by value. With the most active reserve bank, it is also the major market where investors expect the local currency to climb most in the year to come.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-49340 size-full\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/fl-1.jpg\" alt=\"Chinese International Property Investment Trends\" width=\"4870\" height=\"3186\"><\/p>\n<p>That\u2019s particularly true against the Chinese yuan. Relatively lower spreads will make countries such as the United Kingdom, Australia, and Canada appear more affordable.
