{"id":1440,"date":"2018-10-05T07:00:00","date_gmt":"2018-10-05T07:00:00","guid":{"rendered":"https:\/\/www.realtrends.com\/blog\/2018\/10\/05\/seasonal-slowdown-in-showing-activity-arrives-throughout-much-of-u-s\/"},"modified":"2025-03-13T02:22:53","modified_gmt":"2025-03-13T02:22:53","slug":"seasonal-slowdown-in-showing-activity-arrives-throughout-much-of-u-s","status":"publish","type":"post","link":"https:\/\/www.realtrends.com\/blog\/2018\/10\/05\/seasonal-slowdown-in-showing-activity-arrives-throughout-much-of-u-s\/","title":{"rendered":"Seasonal Slowdown in Showing Activity Arrives\u00a0Throughout Much\u00a0of U.S.\u00a0"},"content":{"rendered":"<h1><span data-ccp-props=\"{}\">&nbsp;<\/span><i>South Region sees increased activity for 11<\/i><i><span data-fontsize=\"11\">th<\/span><\/i><i>&nbsp;straight month; rest of country experiences year-over-year declines<\/i><span data-ccp-props=\"{&quot;335551550&quot;:2,&quot;335551620&quot;:2}\">&nbsp;<\/span><\/h1>\n<p><span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<p><!--more--><\/p>\n<ul>\n<li data-leveltext=\"\uf0b7\" data-font=\"Symbol\" data-listid=\"2\" aria-setsize=\"-1\" data-aria-posinset=\"1\" data-aria-level=\"1\"><strong>The&nbsp;U.S.&nbsp;ShowingTime&nbsp;Showing Index\u00ae&nbsp;for&nbsp;August&nbsp;2018&nbsp;experienced a -0.6 percent change compared to August 2017&nbsp;<\/strong><\/li>\n<li data-leveltext=\"\uf0b7\" data-font=\"Symbol\" data-listid=\"2\" aria-setsize=\"-1\" data-aria-posinset=\"2\" data-aria-level=\"1\"><strong>South Region (+4.6&nbsp;percent)&nbsp;exhibits 11th&nbsp;consecutive&nbsp;monthly&nbsp;year-over-year increase; showings decline&nbsp;year over year in West (-8.9), Midwest (-2.2) and Northeast (-1.0)&nbsp;<\/strong><\/li>\n<li data-leveltext=\"\uf0b7\" data-font=\"Symbol\" data-listid=\"2\" aria-setsize=\"-1\" data-aria-posinset=\"3\" data-aria-level=\"1\"><strong>ShowingTime&nbsp;combines showing data with findings from its&nbsp;MarketStats&nbsp;division to provide a set of benchmarks that track demand for active listings throughout the country&nbsp;<\/strong><\/li>\n<\/ul>\n<p>The residential real estate&nbsp;industry\u2019s seasonal slowdown&nbsp;arrived early this year, as the U.S.&nbsp;ShowingTime&nbsp;Showing Index<span data-fontsize=\"12\">\u00ae<\/span>&nbsp;revealed&nbsp;that&nbsp;showing traffic throughout the country&nbsp;slowed from last year\u2019s record highs&nbsp;for the fourth consecutive month after&nbsp;more than&nbsp;a year of&nbsp;increasing&nbsp;activity.<span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<p>The August 2018 national index dropped just below even with last year\u2019s mark, declining 0.6 percent compared to August 2017. This marks the fourth straight month the index has measured&nbsp;only&nbsp;slight changes in showing activity, averaging a 0.3 year-over-year increase during that time period. The previous nine months averaged a 5.6&nbsp;percent&nbsp;year-over-year increase.<span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<blockquote>\n<p>The inventory squeeze seen in the West Region&nbsp;and&nbsp;more recently&nbsp;in the Northeast&nbsp;has&nbsp;increasingly&nbsp;affected&nbsp;many U.S. markets, this has impacted prospective homebuyer\u2019s options and caused showing traffic to slow earlier than usual.<\/p>\n<p>ShowingTime&nbsp;Chief Analytics&nbsp;Officer Daniil&nbsp;Cherkasskiy<\/p>\n<\/blockquote>\n<p><span data-ccp-props=\"{}\">&nbsp;<\/span>The national index falls in line with waning showing traffic throughout much of the country.<span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<p>The West Region experienced a year-over-year decrease for the seventh consecutive month,&nbsp;as&nbsp;showing traffic declined&nbsp;8.9 percent compared to August 2017, while the Northeast (-1.0) decreased for the fourth consecutive month. Showing activity in the Midwest&nbsp;also&nbsp;fell 2.2 percent compared to last year.<span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<p><span data-ccp-props=\"{}\">&nbsp;<\/span>The South Region, meanwhile, continued to&nbsp;experience heightened&nbsp;showing traffic in August&nbsp;as activity increased&nbsp;4.9 percent compared to last year. It\u2019s the&nbsp;eight consecutive month showing activity in the South has outpaced the national index.&nbsp;Next month\u2019s index \u2013 particularly for the South Region \u2013 could be impacted by Hurricane Florence, which made landfall on Sept. 14.<span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<p><span data-ccp-props=\"{}\">&nbsp;<\/span>The&nbsp;ShowingTime&nbsp;Showing Index, the first of its kind in the residential real estate industry, is compiled using data from property showings scheduled across the country on listings using&nbsp;ShowingTime&nbsp;products and services, which facilitate more than 4 million showings each month.<span data-ccp-props=\"{}\">&nbsp;<\/span><\/p>\n<p><span data-ccp-props=\"{}\">&nbsp;<\/span>Released&nbsp;on or around the 20<span data-fontsize=\"11\">th<\/span>&nbsp;each&nbsp;month, the Showing Index tracks the average number of appointments received on an active listing during the month.
