The LIRA projects that gains in renovation and repair spending to owner-occupied homes in the U.S. will shrink from 7.5 percent in 2018 to 5.1 percent in 2019.<\/p>\n<p><!--more--><\/p>\n<blockquote>\n<p>\u201cSlowing house price appreciation, flat home sales activity, and rising mortgage interest rates are deflating owners\u2019 interest in making major investments in home improvements this year,\u201d says Chris Herbert, managing director of the Joint Center for Housing Studies. \u201cContinued slowdowns in homebuilding, sales of building materials, and remodeling permits all point to a more challenging environment for home remodeling in 2019.\u201d<\/p>\n<p>\u201cDespite the growing headwinds, improvement and repair spending is still set to expand this year to over $350 billion,\u201d says Abbe Will, Associate Project Director in the Remodeling Futures Program at the Joint Center. \u201cBut after several years of stronger-than-average increases, the pace of growth in remodeling activity is expected to fall back to the market\u2019s historical average annual gain of 5.2 percent.\u201d<\/p>\n<\/blockquote>\n<p>&nbsp;<\/p>\n<div class=\"caption\"><a href=\"https:\/\/static.hsstatic.net\/BlogImporterAssetsUI\/ex\/missing-image.png\" target=\"_blank\" rel=\"noopener\" data-originalsrc=\"http:\/\/www.jchs.harvard.edu\/sites\/default\/files\/LIRA2018-Q4.png\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.realtrends.com\/blog\/wp-content\/uploads\/sites\/9\/2021\/01\/LIRA2018-Q4_sm.png\" alt=\"\" width=\"624\" height=\"468\"><\/a> Click image for full-size chart.<\/div>\n<p>&nbsp;<\/p>\n<div>\n<div>\n<p>&nbsp;<\/p>\n<p>The&nbsp;<a href=\"http:\/\/www.jchs.harvard.edu\/research-areas\/remodeling\/lira\" target=\"_blank\" rel=\"noopener\">Leading Indicator of Remodeling Activity<\/a>&nbsp;provides a short-term outlook of national home improvement and repair spending to owner-occupied homes. The indicator, measured as an annual rate-of-change of its components, is designed to project the annual rate of change in spending for the current quarter and subsequent four quarters, and is intended to help identify future turning points in the business cycle of the home improvement and repair industry. Originally developed in&nbsp;<a href=\"http:\/\/www.jchs.harvard.edu\/sites\/default\/files\/n07-1_bendimerad_0.pdf\" target=\"_blank\" rel=\"noopener\">2007<\/a>, the LIRA was re-benchmarked in April 2016 to a broader market measure based on the biennial&nbsp;<a href=\"https:\/\/urldefense.proofpoint.com\/v2\/url?u=https-3A__www.census.gov_programs-2Dsurveys_ahs_&amp;d=DwMFaQ&amp;c=WO-RGvefibhHBZq3fL85hQ&amp;r=ueUfDzwhuUDCCesKgL4WRaHLbYTOKmZn_nRRz8wsINk&amp;m=HTQRIXb2Ii8VlZBuE-l4avt2hTLxOyrenEPedXI3eHQ&amp;s=DzqS7Ca0AOsBwJx5J2xXgOpmXbQ1SiiwYVfUX5N72X0&amp;e=\" target=\"_blank\" rel=\"noopener\">American Housing Survey<\/a>.<\/p>\n<p>The LIRA is released by the Remodeling Futures Program at the Joint Center for Housing Studies of Harvard University in the third week after each quarter\u2019s closing.&nbsp;The next LIRA release date is April 18, 2019.<\/p>\n<p><a href=\"http:\/\/www.jchs.harvard.edu\/research\/remodeling-futures\" target=\"_blank\" rel=\"noopener\">The Remodeling Futures Program<\/a>, initiated by the Joint Center for Housing Studies in 1995, is a comprehensive study of the factors influencing the growth and changing characteristics of housing renovation and repair activity in the United States. The program seeks to produce a better understanding of the <a href=\"home-improvement-spending-set-to-boom-in-2017-new-homeadvisor-survey-data\/\">home improvement<\/a> industry and its relationship to the broader residential construction industry.<\/p>\n<\/div>\n<p>The Harvard Joint Center for Housing Studies advances understanding of housing issues and informs policy. Through its research, education, and public outreach programs, the center helps leaders in government, business, and the civic sectors make decisions that effectively address the needs of cities and communities.
