Speak Up First!
FREE (or inexpensive) Web-based Services
If you’re like most sales associates, the majority of your business is done in your car, via your telephone, in an open house—anywhere but the office. We scoured the Web for free, or almost free, Web services that you can access from anywhere. They’ll help you save time, money and allow you to get transactions closed on the run.
1. Listing Uploads. “One of my favorite sites is classifiedflyerads.com,” says Melissa A. Santich, ePro, a sales associate with California Equestrian Properties in San Diego, Calif. “For around $6, you can create a property flier that automatically goes to tons of Websites. It also gives you the HTML code [used to post your flier to] Facebook, Twitter, Craigslist and more. I use it for every listing to get as much exposure as possible for my properties.” Classified Flyer Ads posts to about 25 different sites, including Zillow, Trulia, HGTV Frontdoor and GoogleBase. Other services to consider: postlet.com and VFlyer.com.
2. Document Sharing. GoogleDocs is a free web-based word processor and spreadsheet, which allows you share and collaborate online. Share documents with customers and easily access your files from any computer. The service can import and export Word, Excel and PowerPoint files. It also allows you to easily pass around documents, like a property contract to multiple parties for review.
3. Art. Need some filler art for a flier or your blog? For $20 (a 2-year membership with unlimited downloads), you can download real estate-related clip art and photos at realestateclipart.com. Another great site is istockphoto.com. For as little as $1 a photo, you have a plethora of options at your fingertips.
4. Photo storage. Forget storing property photos on your computer. Not only will you eat up valuable memory quickly; but also organizing those photos can be tricky. There are several great sites from which to choose but one of my favorites is Picasa.com. It’s free and works for both the Mac and Windows platforms. Store your photos online, easily organize them and edit them. You can also turn photos into movies, collages, slideshows and share them with customers by uploading the photos to Picasa Web Albums. Other sites to consider: shutterfly.com and flickr.com. Incidentally, flickr.com is unique in that it’s also a social networking site.
5. Back Ups. Let’s face it, computers crash, data is lost, it stinks but it’s a fact of life-- unless, like me you have a Mac :). You must have a back-up system in place. Online back up services are great choices because they can be set up to automatically back up your hard drive throughout the day. A copy of your data is stored in a secure, remote location for safekeeping, so that in the event of disaster your data is still retrievable. Carbonite.com charges $55 for this service. Mozy.com offers 2GB worth of saved information free, after that you pay $5 a month.
